This project is located in the Temple of Heaven area of Dongcheng District, at the southern end of Chongyong Avenue within the Chongwenmen commercial district. The K11HAC in the Ciqikou commercial zone marks the beginning of the southward extension of commercial and pedestrian flows in this area. Meanwhile, the surrounding areas—such as Tiyu Guan Road, Hongqiao Market, Zhushikou, and the Enamel Factory—are core zones of traditional culture, forming an important commercial, cultural, and community hub in eastern Beijing.
Introduction to the Basic Information of Building No. 1, Fahu Nanli
Project Name: Building 1, Fahuangli (Tianming Building, Tower A)
Construction Year: Established in 1994
Gross floor area: 7,041.62㎡
Current operational status: The original six-story building above ground is currently occupied by a budget hotel, and the basement level, which previously housed a Shiji Hualian supermarket, has now been fully vacated. The building is currently vacant.
Current project status: 1. The exterior facade has severe cracks and damage in certain areas, detracting from its overall aesthetic appeal; 2. The waterproofing on the top-floor roof has aged significantly, resulting in fairly serious water leakage; 3. The indoor fire protection and other pipeline systems are severely corroded and can no longer withstand pressure, posing certain safety hazards; 4. The power distribution system and wiring have aged considerably, leading to a high failure rate and presenting potential safety risks; 5. The previous tenant altered the floor plan, making the room dimensions cramped and the windows narrow, resulting in insufficient natural light indoors; 6. The previous tenant removed heating, air conditioning, lighting, and other equipment, leaving the building’s systems incomplete and lacking essential functions.

Project Name: Building 10, Fahuangli (Building B, Tianming Mansion)
Construction Year: Commenced in 1992
Gross floor area: 2,170.86㎡
Current business status: The original business format was a budget hotel, and the contract expired in July 2023.
Existing issues:
1. The decoration is old and shows relatively serious damage;
2. The power distribution system and its wiring have shown signs of aging, resulting in a higher failure rate and posing certain safety risks.
3. The roof has undergone multiple modifications, resulting in fairly serious water leakage.
4. The facade is aging and detracts from the overall aesthetic appeal, making it urgently necessary to carry out renovation and upgrading to preserve and enhance the value of the asset.
Project Significance
1. It aligns with the guiding principles of Beijing’s urban renewal policy. The project’s renovation and upgrading of business formats closely match the requirements set forth by the Beijing Municipal Government and the State-owned Assets Supervision and Administration Commission regarding the renovation and upgrading of state-owned enterprises’ own assets, thereby helping to preserve and enhance the value of state-owned assets.
2. You can seek government funding support for urban renewal projects. This project falls under the category of urban renewal initiatives strongly supported by the Beijing Municipal Government and is eligible for government subsidies for urban renewal, which can be used to offset project costs and help enhance the effectiveness of the renovation and upgrading efforts.

Currently, the renovation and upgrade of Building A at Tianming Mansion has been included in the 2023 Dongcheng District Building Renovation and Upgrade Plan. Through this pilot project, we will summarize the approaches and pathways for incorporating the renovation and upgrade of aging buildings into Beijing’s urban renewal plan, explore an operation-driven renewal model under the framework of urban renewal initiatives, develop a “Zhuzong Solution,” and thereby support the Group’s high-quality development.
5. After the renovation, this project will become an ultra-low-energy consumption project. The exterior walls will feature 250-mm-thick rockwool insulation combined with photovoltaic curtain walls, thereby achieving energy-saving and emission-reduction goals.
Project Progress and Plan
1. The project has currently completed the demolition of the roof, exterior walls, interior walls, and flooring, and is now proceeding with roof reinforcement and in-building structural strengthening work.
2. Next, proceed with exterior wall and interior decoration work.
3. The project is scheduled to be completed in November 2025.
